We base appraisal pricing on how long it will take to adequately develop and report the research necessary for the assignment, which in turn, is based on the location of the property, complexity of the assignment and reporting requirements.
Why Don’t We Post Our Prices?
For two reasons, we don’t post our prices and require that you submit a pricing request or call us with project-specific details. Here’s why:
Reason #1- The Appraisal Process
Appraisals are not like most products with regard to pricing. Most products are consumer-driven when it comes to ordering, wherein appraisals require the expertise and experience of an appraiser. Due to the plethora of reporting options, appraisers are required by law to develop and recommend a scope of work that will adequately produce credible assignment results within the context of the client’s needs and use of the appraisal. Developing a formula or algorithm to account for all the unique attributes of each assignment and property that will affect appraisal pricing, while at the same time ensuring that the proper scope of work is recommended, is not possible.
Reason #2- Competition
We offer excellent prices for our services and do not want our competitors basing their prices off of us. One of our competitive advantages in the marketplace is providing top notch appraisals with quick turn-around times at cost-effective rates.
Do We Base Pricing on Size of the Property or Value?
No. Pricing is based on the amount of time it will take the appraiser to adequately develop and report the research necessary for the assignment. We do not raise or lower prices based on square footage or value. In some situations, larger properties can require more time to analyze and report than smaller properties due to their complexity, but this is not always the case. Conversely, higher value properties can take longer to appraise due to their complexity, but this is not always the case.
